A Successful Open House

On May 23, 2013, the SoDO Business Association welcomed 50 SoDo property owners and tenants at an open house to discuss its proposal to the City of Seattle to create a Business Improvement Area in SoDo. The program included networking, a presentation about Business Improvement Areas (BIAs), and a discussion about a potential BIA for SoDo.

Brian D. Scott of BDS – Planning & Urban Design explained what a BIA is and does, and gave an overview of BIA history in greater Seattle. Mr. Scott highlighted the proposal to establish a BIA in SoDo. Ensuing discussions ranged from the level of support needed by property owners for the proposal, how tenants can show their support, and how the funding mechanism might work, to the critical need for SoDo to have an organized and active voice in decision-making about the area. For more information about BIAs and the SoDo BIA proposal, read the SoDo BIA fact sheet and take a look at the BIA presentation from the Open House.

B.J. Duft and his staff at The Foundry by Herban Feast provided a warm space and superb service for the evening. Mr. Duft opened The Foundry on May 1, 2013 at 4130 1st Avenue.in the space formerly occupied by Urban Enoteca.

Correcting Seattle Times misconceptions regarding the proposed arena

From the Office of Mayor Mike McGinn

City Budget Director Beth Goldberg felt inclined to correct some misconceptions about Chris Hansen’s proposed arena, following some statements made by members of the Seattle Times Editorial Board.

This proposal will not take funding away from any existing service the City provides. The sources of revenue that guarantee that the costs of the bonds are covered by arena-generated revenues and the investor are:

  • A guaranteed based rent paid to the City and the County by the investor
  • New incremental tax revenue generated by the arena project that would not be available to either the City or the County were it not for the arena being built
  • If the revenues from the two previous sources are not enough to cover the cost of repaying the bonds, the investor is obligated to pay an additional rent payment to make up the difference.
